Using money from a TIF district, the City of Beaver Dam was able to redefine its downtown.

Using money from a TIF district, the City of Beaver Dam was able to redefine its downtown.

A number of rundown properties blemished Beaver Dam's downtown area. So when heavy rains in 2007 and 2008 caused substantial damage, the City expanded its recovery efforts, utilizing the natural disaster as an opportunity to enhance and redevelop its downtown. MSA helped the City create a downtown TIF district to help fund its redevelopment efforts.

With MSA's assistance, the City created a redevelopment plan that included enhancing the area with the following features:
  • Pedestrian bridge
  • Additional parking spaces
  • Added green space
  • Walkways
  • Increased public access to the water
  • Energy efficient, decorative lighting
Completed in 2010, this multi-faceted project was the first step to transforming a dilapidated area into a park-like setting that enhances the downtown and provides a gathering place for the public.

The Milwaukee Daily Reporter named Beaver Dam’s Downtown Blight Elimination and Redevelopment effort as one of the Top Projects of 2010.
